
If you are looking for affordable, family-sized rental housing in Burnaby, this is a new development worth keeping an eye on.
The City of Burnaby and the Burnaby Housing Authority recently announced a new rental townhome development at 6203 Marine Drive and 6292 Byrnepark Drive in the South Slope neighbourhood.
The project will include 183 family-sized rental townhomes:
- 58 two-bedroom homes
- 125 three-bedroom homes
- 37 non-market rental homes
- The remaining units will be market rentals
Construction began in March 2026, with completion currently expected in September 2028.
What Is a Non-Market Rental?
Of the 183 homes, 37 will be non-market rental units, meaning they will be affordable rental homes with income and other eligibility requirements.
According to the Housing Agreement for this development, these 37 homes must be rented to eligible households and will be subject to income and rent restrictions.
This makes them different from regular market rentals, where rents are generally determined by the rental market.
Who May Qualify?
One of the main factors used to determine eligibility for the non-market rental units will be the household’s gross annual income.
Under the Housing Agreement, a household’s annual income cannot exceed the applicable Median Total Income limit for the program.
In simple terms, eligibility will be based on the combined gross income of the household, not just the income of the person submitting the application.
However, there is one important point to keep in mind:
The exact income limits that will apply when applications open have not yet been announced.
Since the project is expected to be completed in 2028, the income limits used at the time of application will be based on the applicable requirements and updated income data at that time.
Therefore, it is too early to determine whether a household will qualify in 2028 based only on today’s income limits.
Why This Project Is Especially Interesting for Families
One of the most notable things about this development is that all 183 homes will have either two or three bedrooms, rather than studios or one-bedroom units.
In particular, the project will include 125 three-bedroom townhomes, which could make it an important option for families with children looking for larger rental homes.
The South Slope location also offers access to schools, parks, shopping, child care and the Rosemary Brown Recreation Centre.
While these homes are not available to apply for yet, this is a project worth remembering if you are looking for a two- or three-bedroom affordable/non-market rental in Burnaby.
