How to Find Below-Market Rental Housing in Vancouver

Finding an affordable place to live in Vancouver can feel overwhelming.

In my previous post, I wrote about Below-Market Rental Housing and programs such as BMU and LEM. But understanding these programs is only the first step.

The next question is much more practical:

Where can we actually find these homes, and how do we apply?

I recently discovered a useful resource provided by the City of Vancouver that makes this search a little easier.

Vancouver Has an Official Below-Market Rental Housing Map

The City of Vancouver provides an interactive map showing apartment buildings that include below-market rental units.

The map includes both:

  • Completed buildings
  • Buildings currently under construction

The City says the map is updated quarterly. As of this post, it was last updated on July 27, 2026.

What Information Can You Find on the Map?

When you select a building on the map, information may include:

  • Building address
  • Development status
  • Building operator contact information
  • Information about the rental units, when available

This is helpful because instead of searching through dozens of apartment websites, you can first identify buildings that actually have below-market rental units.

One Important Thing I Learned

There is something very important to understand about this system.

The City of Vancouver does not manage one general waiting list for these apartments.

The City also does not know which individual units are currently available.

Instead, each building owner or operator manages its own tenants, vacancies, applications and waiting lists.

That means finding a building on the City map is only the beginning.

After finding a building you are interested in, you need to contact the building operator directly and ask about availability and the application process.

A Simple Way to Search

This is the method I now use:

  1. Open the City of Vancouver Below-Market Rental Housing map.
  2. Look for completed buildings in areas where I would like to live.
  3. Check the building address and unit information.
  4. Find the building operator’s contact information.
  5. Contact the operator directly.
  6. Ask whether there are vacancies or a waiting list.
  7. Check the income, household size and residency requirements before applying.

Below-market rental housing has eligibility requirements, including maximum household income and household size.

So not every applicant will qualify for every unit.

Why Below-Market Rental Housing Is Different

Below-market rental housing is intended for people who may earn too much to qualify for some non-market or social housing programs, but still struggle to afford Vancouver’s market rents.

The rents are set below city-wide market levels and are secured as below-market rental housing.

These units may be operated by private developers, non-profit organizations or government organizations.

What I Have Learned From My Own Search

One thing I have learned while searching for affordable housing in Vancouver is that there isn’t one website where you simply submit an application and wait for an apartment.

You have to keep looking.

One building may have no vacancies.

Another may only have a waiting list.

A building under construction today may become an opportunity later.

It can be frustrating, but knowing where to look makes the process a little less confusing.

I now check the City map and then contact individual buildings instead of searching randomly.

I will continue sharing what I find — including new buildings, application openings, waiting lists and other affordable rental opportunities in Vancouver.

Sometimes finding affordable housing isn’t about finding the perfect apartment immediately.

It’s about knowing where the opportunities are before they disappear.
